The Duchy of Cornwall has received a resolution to grant planning approval from Swale Borough Council for its new proposed community at South East Faversham, following a decision by the Council’s Planning Committee.

This approval marks a significant milestone for the project, unlocking the delivery of vital new homes to respond directly to Faversham’s acute housing need, while also offering new facilities, infrastructure and extensive green spaces for new and existing residents.

The overall scheme will deliver up to 2,500 homes, including affordable housing, a primary school and nursery, health and wellbeing facilities, local employment centres and sustainable transport connections.

The development has been designed to support access to nature for residents and nature itself, with 50% of the site dedicated to green space and the development targeting an overall 20% Biodiversity Net Gain. Homes will incorporate renewable energy, electric vehicle charging and on-site water recycling to reduce the project’s environmental impact.

Subject to the planning and legal process, the Duchy hopes to commence construction of the first phase in 2027/8. This would include 261 new homes, 35% of which would be affordable housing, alongside the first local centre, which would provide 3,021 square metres of space for retail, commercial and community uses. The first phase would also deliver green space, as well as walking and cycling infrastructure.
Sam Kirkness, Executive Director for Development at the Duchy of Cornwall says:
“We’re delighted that the committee has recommended approval of our new neighbourhood at South East Faversham.

This decision brings us closer to unlocking vital new housing to respond directly to Faversham’s acute housing needs, as well as providing the infrastructure, green spaces and community facilities that local people in Faversham deserve.

We have worked closely with officers at Swale Borough Council throughout this process, and look forward to continuing that partnership as the community progresses. The Duchy of Cornwall has a fantastic track record of creating successful neighbourhoods that knit seamlessly into existing towns. We are using this experience to design a new neighbourhood for Faversham that would be among the most sustainable and environmentally friendly in the UK.

Our focus now is on continuing to work collaboratively with the Council, partners and local residents to deliver a landscape led, environmentally friendly and sustainable neighbourhood, that enhances biodiversity, supports local jobs and reflects the unique character of Faversham.”
Committed to building healthy communities, the Duchy of Cornwall has worked closely with local residents, stakeholders and statutory partners throughout the planning process, shaping proposals that balance housing delivery with environmental stewardship, infrastructure provision and long-term community wellbeing. The Duchy will now continue working with Swale Borough Council to finalise the Section 106 agreement and progress the next stages of delivery, while maintaining ongoing engagement with local residents and stakeholders.
